Common roofing jobs
Roofers handle full re-roofs, repairs to individual slipped or cracked tiles, flat roof replacement, guttering, fascias and soffits, and leadwork around chimneys and roof valleys. Emergency work — storm damage, a leak during heavy rain — is usually handled separately from planned re-roofing.
What affects the cost
Cost depends on roof size and pitch (steeper roofs need more scaffolding and take longer), the material (slate costs more than concrete tile), access, and whether the existing roof structure (timbers, felt) needs work too, not just the visible covering. A straightforward repair is quick; a full re-roof including scaffolding commonly takes 1-3 weeks.
Roof orientation and solar suitability
A south-facing roof slope generally gets the most useful sun for solar panels, though east/west-facing roofs can still work reasonably well. A roofer or solar installer assessing suitability will look at pitch, orientation, shading from nearby trees or buildings, and roof structural capacity together.
Flat roof vs pitched roof considerations
Flat roofs (felt, GRP fibreglass, or rubber/EPDM) typically need replacing more often than a pitched tiled roof, but repairs are usually quicker and cheaper. A flat roof extension on an older pitched-roof property is common and often uses a different material and roofer specialism than the main roof.
Thatched roofs — a specialist trade
Thatched roofing is its own specialism, not something a general roofer typically covers — thatch has different fire safety, insurance and maintenance considerations (including regular ridge and ongoing coating work) compared to tiled or slated roofs.
Roofing guarantees, what to check
A workmanship guarantee typically runs 10 years upwards for a full re-roof, separate from any manufacturer's guarantee on the tiles or felt itself. Ask whether the guarantee is insurance-backed (protects you if the roofer goes out of business) — this varies between individual roofers and isn't automatic.
Roof insulation, where it goes
Loft insulation (laid flat, cheap, effective) is different from insulating the roof slope itself (needed if the loft is being converted into living space). A re-roof is often the most cost-effective time to upgrade roof-level insulation, since the covering is already off.
Guttering and fascias, when to replace
Guttering that overflows in heavy rain, sags, or has visible cracks is worth replacing before it causes damp at the roofline or foundations. uPVC is the common low-maintenance choice; timber fascias on older properties need repainting periodically or replacing with uPVC to reduce upkeep.
