Older properties sometimes still have lead or galvanised steel pipework, which can affect both water quality and pressure, and original layouts weren't designed around modern demand for multiple bathrooms. A plumber working on a period property will often check what the existing pipework is made of before quoting for anything beyond a like-for-like repair.
What affects the cost
Cost depends on the scope of the job, how accessible the pipework is (under a floor vs behind a wall), whether parts need to be sourced specially, and whether the job is planned or an emergency call-out. A simple tap or valve replacement is usually quick and low-cost; anything requiring pipework to be rerouted, or walls/floors to be opened up, costs more partly because of the making-good work afterwards.
Hard water and your plumbing
In hard water areas, limescale builds up inside pipes, taps, showerheads and boiler heat exchangers over time, gradually reducing efficiency and flow. A plumber working in a hard water area may recommend a water softener or scale inhibitor as part of a boiler installation, particularly for a system that's expected to last 10+ years.
When plumbing work needs a Gas Safe engineer instead
Plumbers can install and repair most water systems, but any work on a gas appliance or gas pipework — a boiler, a gas fire, a gas hob — is illegal for anyone who isn't on the Gas Safe Register, by law. If a job involves both plumbing and a gas connection (moving a boiler, for example), check whether your plumber is also Gas Safe registered before booking.
Background checks and identity verification
Before booking, it's worth checking a plumber's trading history and identity, not just their registration — a landline or verifiable business address and reviews referencing specific jobs are stronger signals than a mobile number and a van sign alone.
Plumbing work and home insurance
Escape of water is one of the most common home insurance claims in the UK, and insurers sometimes ask whether recent plumbing work was carried out by a registered professional when assessing a claim. Keep receipts and any commissioning paperwork for significant work, not just for the boiler.
Protecting pipes in cold weather
Pipes in unheated spaces — lofts, garages, outbuildings — are the most common source of a winter burst pipe once temperatures drop below freezing for a sustained period. Lagging exposed pipework and keeping heating on a low constant setting during a cold snap, rather than off, are the two most effective preventive steps.
Immersion heaters and hot water cylinders
An immersion heater is an electric backup for heating water in a cylinder, useful if the boiler fails or as the main hot water source in an all-electric property. If yours is tripping the electrics or not heating water, it's sometimes the heating element itself rather than the boiler or cylinder at fault.
