Some converted properties share a communal boiler or heating system rather than each flat having its own — check which applies before booking, since a fault or upgrade on a shared system usually needs freeholder or management company involvement, not just your own arrangement.
How long should a boiler last, and when to replace vs repair
Most boilers last 10-15 years with regular servicing. As a rough guide, if a repair would cost more than a third of a new boiler's price, or the boiler is over 10-12 years old and parts are getting harder to source, replacement is usually the better long-term value than another repair.
Why an annual boiler service matters
An annual service checks for gas leaks, correct combustion, and general safety, and most manufacturer warranties require it to stay valid. It's also when a heating engineer is most likely to catch a developing fault — a failing part or a a pressure issue — before it causes a breakdown, particularly in winter when boilers are used hardest.
Gas safety duties for landlords
Landlords must have a valid Gas Safety Certificate (CP12) renewed every 12 months for any gas appliance in a rented property, and provide a copy to tenants. It's a legal requirement, and letting agents/insurers routinely check for it — failing to have one can invalidate insurance and result in prosecution.
Common heating engineer jobs
Heating engineers install, service and repair boilers and central heating systems: annual boiler services, fault diagnosis, radiator installation and balancing, powerflushing, and full system replacements. Many also work on unvented hot water cylinders and, increasingly, heat pumps and other low-carbon heating.
First fix and second fix heating work
On a new build or extension, "first fix" is running pipework to radiator and boiler positions before walls are closed up; "second fix" is fitting radiators, thermostats and the boiler itself once decorating is done. Getting boiler flue routing agreed early avoids conflicts with other trades later.
Combi vs system vs conventional boilers
A combi heats water on demand with no tank or cylinder, suits smaller properties with one bathroom. A system boiler uses a hot water cylinder but no cold water tank, better where several taps might run at once. A conventional (regular) boiler uses both a tank and cylinder, common in older or larger properties, or where mains pressure is poor.
What size boiler do you actually need?
An oversized boiler costs more to buy and can run less efficiently; an undersized one struggles with demand, particularly hot water for multiple bathrooms. Sizing should be based on a heat loss calculation for the property and how many bathrooms/hot water outlets are used at once, not just the previous boiler's output copied across.
